The Windermere is one of our larger garden room designs with its striking enclosed overhang. Its 5 meter width and 3 meter projection makes this garden room truly versatile.

Its larger size allows for division of the internal space to make this garden room a multifunctional haven or the ultimate entertaining space!

Using the same quality exterior finishes as the Grasmere garden room, the Windermere can be finished in 6 composite colour cladding options or natural timber. Capitalising on the larger walls the Windermere is able to accommodate two tall modern windows on either side of the doors flooding the garden room with light.

Specification

Floor

The floor is framed with 100mm x 47mm treated timbers, 50mm rigid insulation covered with 18mm smooth plywood. We offer a range of flooring including laminated floors as an optional extra. 

Walls

The garden room walls are framed with 100mm x 47mm timber, stabilised with 11mm OSB boarding and insulated with 50mm solid insulation. The garden room is then finished internally with a range of options from plasterboard and skimmed, 9mm Ply or PVC clad. We can also offer additional custom wall coverings such as reclaimed timber. 

Exterior walls are finished with a breathable membrane topped with 37mm x 25mm buttons to accept either a timber cladding or composite PVC cladding. 

Roof

The garden room roof is comprised of 150mm x 47mm C16 treated timbers insulated with 50mm solid insulation and topped with 12mm Ply wood and an EPDM Firestone rubber roof. The roof is slanted slightly to the rear to allow water to run off at the back of the garden room into PVC gutters. The facias and soffits are all uPVC and colour coded to match or compliment the garden room in Greys, Blacks and Whites. 

Internally the ceiling can be plaster boarded and skimmed or lined with plywood or maintenance free PVC cladding. 

Windows & Doors

All our windows and doors are external grade uPVC or in the case of our premium bi-folding doors – Aluminium. This means your garden room is a weather tight and as secure as the entrances to your home. 

The glazing is comprised of a  28mm sealed unit ‘A Rated’ as standard with a warm edge spacer bar. This allows for greater energy efficiency keeping your garden room warmer in the winter and cooler in the summer months. 

The windows and doors are available in a variety of configurations and colour options to suit your specific design specification.

Garden Rooms Planning Permission

Do I need planning permission for a garden building?

In most cases you do not require planning permission to erect a garden room as long as the eaves height is under 2.5 meters and it doesn’t project beyond the front wall of your house. In general, adding a stand-alone, single storey garden room to the rear or side garden is usually allowed under permitted development rights. 

We do however, recommend that you check the Governments online Planning Portal before starting any work on a garden room to ensure you comply with the rules. The Planning Portal refers to the garden rooms as outbuildings.
