The Ennerdale garden room is one of our larger garden buildings. The 5 meter by 3 meter garden building is ideal for any use. Its larger size allows ample internal space to create a spacious office, gym, cinema or the ultimate entertainment space.

The Ennerdale garden room has been designed to maximise the internal space whilst allowing plenty of natural light into the garden room so inside the room feels modern and spacious.

Specification

Floor

The floor is framed with 100mm x 47mm treated timbers, 50mm rigid insulation covered with 18mm smooth plywood. We offer a range of flooring including laminated floors as an optional extra. 

Walls

The garden room walls are framed with 100mm x 47mm timber, stabilised with 11mm OSB boarding and insulated with 50mm solid insulation. The garden room is then finished internally with a range of options from plasterboard and skimmed, 9mm Ply or PVC clad. We can also offer additional custom wall coverings such as reclaimed timber. 

Exterior walls are finished with a breathable membrane topped with 37mm x 25mm buttons to accept either a timber cladding or composite PVC cladding. 

Roof

The garden room roof is comprised of 150mm x 47mm C16 treated timbers insulated with 50mm solid insulation and topped with 12mm Ply wood and an EPDM Firestone rubber roof. The roof is slanted slightly to the rear to allow water to run off at the back of the garden room into PVC gutters. The facias and soffits are all uPVC and colour coded to match or compliment the garden room in Greys, Blacks and Whites. 

Internally the ceiling can be plaster boarded and skimmed or lined with plywood or maintenance free PVC cladding. 

Windows & Doors

All our windows and doors are external grade uPVC or in the case of our premium bi-folding doors – Aluminium. This means your garden room is a weather tight and as secure as the entrances to your home. 

The glazing is comprised of a  28mm sealed unit ‘A Rated’ as standard with a warm edge spacer bar. This allows for greater energy efficiency keeping your garden room warmer in the winter and cooler in the summer months. 

The windows and doors are available in a variety of configurations and colour options to suit your specific design specification.

Garden Rooms Planning Permission

Do I need planning permission for a garden building?

In most cases you do not require planning permission to erect a garden room as long as the eaves height is under 2.5 meters and it doesn’t project beyond the front wall of your house. In general, adding a stand-alone, single storey garden room to the rear or side garden is usually allowed under permitted development rights. 

We do however, recommend that you check the Governments online Planning Portal before starting any work on a garden room to ensure you comply with the rules. The Planning Portal refers to the garden rooms as outbuildings.

Here are some of the questions we have been asked recently about our garden rooms

Yes – Our Ennerdale and Grasmere garden rooms are fully insulated with solid 50mm insulation and are designed to withstand the great British weather.

All our garden rooms come with ‘A Rated’ uPVC external grade windows and doors as standard. Which means they are designed specifically to meet the stringent building control regulations of that of your homes windows and doors. 

We offer a base laying service with all our garden room ranges. Therefore if the planned area for your garden room doesn’t have a suitable base already laid, we can build a base for you. We are happy to provide a separate quotation for this. 

We offer an optional electric pack with each of our garden rooms. The electric pack includes two wall lights, four electrical socket outlets and two external lights. We also offer the option to increase these or to add custom fittings such as a connection point for an electric radiator.

Other options can include external PIR lights, an external power point and an electrical socket for a wall mounted tv.

NICEIC Qualified Electricians

We use qualified electricians and can arrange for the power cable to be installed from the house to the garden room. This is something that would be discussed with you during the design consultation.

Yes – Our garden rooms have been designed with stability and structure in mind. Depending on the internal finish we would recommend ensuring that when attaching anything to the walls that you ensure the fixing points are directly into one of the numerous wooden wall structures rather than just off the plasterboard or internal ply board lining. 

If you know at the planning stage that you would like additional wall support added please let us know. During the bill stage of your garden room we can add specific timber reinforcing for you so you know you will get a good fixing. 

Yes – Both our internal finishes of plywood or plaster boarded and skimmed can be painted. 

We offer a maintenance free option where we can clad the internal walls and ceiling with uPVC boards. These are designed to be maintenance free and easily wipeable. 

We are able to create a bespoke garden room for you. This includes adding additional decking. We would be happy to discuss this with you during your design consultation.

Yes. We can offer completely bespoke garden rooms from size to design. 

Yes. We have a separate fitting team for this but we offer a full range of quality windows and doors supplied and installed throughout Cumbria and South West Scotland.
